Typical Lending Guidelines

LIMITS: $500,000 to $10,000,000 per transaction/same project. Larger loans considered on a case by case basis.

PROPERTY TYPES: All commercial property types considered, including vacant land and residential property for commercial purposes.

DOCUMENTATION:
(for a basic transaction) Financial Statements (personal & corporate)
Operating Statements
Income Tax Returns (last two years, personal & corporate)
Preliminary Title Report
Photographs (all angles of subject and surrounding area are very important!)
Rent Roll &/or Lease Agreements
Credit Authorization
Credit Reports

COST: Loan fees are based on the risk of the deal, but average 2-5 points. Other closing costs include appraisal, title, doc prep, legal, credit, and necessary due diligence.

RATE: Minimum of 12% per annum.

SECURITY: First Position Trust Deed or Mortgage

LTV: Maximum of 75% loan to value on sites improved with marketable structures. We normally order our own appraisals! Lower LTV for land only, specialty building or management intensive projects.

TIMING: Typical transactions require 30 days for review, processing, and funding.

CREATIVE TRANSACTIONS CONSIDERED: We will consider interest reserves, interest only payments, annual payments, multiple disbursements, partial deed release, participation’s, exit fees.
